Before renting I would defiantly meet the landed, go Thur the house with him, note anything that is broke or in need of repair. See he how he responds to your inquiry requesting any repairs.  if he is a good landlord, he will fix things,  defiantly read all the fine print in the lease, and defiantly get renters insurance.
