Best way to sell home & buy another with debt?

40K in outside debt
240K left on a 243K loan for mortgage

Would it be better to sell house now- pay off current 240K for mortgage, any extra profit & apply to the outside debt, live in an apartment a year or two whiel rest of outside debt is paid, then start fresh with another home?

OR

Wait it out... pay off outside debt first, and then sell current home later?

I don't *need* to sell, but would like to sell, and not sure what way would be best.
