buying a house from a relative..major problems?

ok my grandmother died and left this house. My uncle paid for it..now im trying to rent it from him for 600 dollars a month. My grandmother wanted it to be free but he wants to rent it out. The house is old and needs a lot of work. He wants us to pay every month for rent and he doesn't have to have the responsibilities of a leaser. Basically if we stay there and something gets messed up we have to come out of pocket. Also hes not going to be using the rent money to fix the house up.. It is going to stay messed up and we have to fix it even though we pay him every month. My dad says im being ungrateful..but if another person rented the house out..they would expect the same. Am I wrong???
