My mom and us have been living in the house for 23 years; 15 years by ourselves after dad disappeared. The house has been completely paid off for a long time. The tax lien was issued on any property he owned--the house.

My mom has been property taxes on it and because she has been paying it for so long now the taxes come in her name.

My dad's name only is what is stated on the Warranty Deed (my mom has this document in her possession).

House needs extreme repairs now not sure to put money into it or leave it since the house is only in my dad's name. But we love the area and would love to fix or build a new house on the land if only it can be in my mom's name.

Have gone to 2 lawyers-one said can't help. The other said he could make a proposal to buy the house back from the state? He wouldn't give us anymore details unless we talked about paying him to take up the case. Anyone out there that knows what to do about all this...

It sounds like your family doesn't own the home anymore.  If it has been seized due to a tax issue and is already owned by the state, the fact that your family owned it at one time doesn't really matter.  You are really no different from the average Joe off the street asking to buy this house. 

If it was seized for a tax issue, the state isn't going to hand it over.
