I have a friend who wants to pay me big bucks ($100K) to sell his restaurant with equipment and liquor license. It is a huge property in Philipsburg NJ with 3.79 acres and 1 million a year in revenue. (I live in PA and would talk to buyers in PA and NJ). Can I advertise the property on websites and talk to people about it and show them the property and make it clear to them I am not a realtor? Is this legal? Isn't there a loophole where I would say I am the owner's helper and just assisting him, not a licensed agent. Please help!

You could pose as the owner's partner in the business.  I'd be careful though, friend or not, I bet you don't get paid.
